A second storey done well

We've seen too many second storeys done by builders who weren't qualified for the structural work.

Adding a second storey is one of the most structurally demanding renovations a residential builder can do. The existing footings have to be assessed. Existing walls have to be load-checked. New steel or laminated timber portal frames usually have to be designed and inspected. Get any of this wrong and the house cracks, sags, or worse.

We're Class 2 Licensed — the highest residential building license in NSW — which means we're qualified to take on multi-storey residential work without subcontracting it out. The structural engineering is in-house. The certifications are direct. You're not paying a margin on top of another builder's margin.

Who We Are

Why we're the right builder for second storeys

The structural work is where second storeys live or die. We treat it accordingly.

Second storey additions go wrong more often than any other major renovation in Sydney, and almost always for the same reason — the builder wasn't qualified for the structural work and tried to subcontract their way through it. The engineer signs off on paper, the framing crew interprets the drawings loosely, the load path isn't quite what the calc shows. Three years later the ceiling cracks at the join, or worse.

We're Class 2 Licensed, which means we're qualified to handle multi-storey residential work directly. The structural engineering happens in coordination with our build team, not as a separate piece. Existing footings get assessed properly. New portal frames get inspected. The work runs to engineering spec, not to interpretation. Every second storey addition we deliver across Sydney runs to that standard.
