How does your fixed-price contract work?
Once we've walked through the brief and you're ready to start, we issue a fixed-price contract under HIA or MBA terms. Every line item is itemised — joinery, stone, tapware, trades, allowances — so you can see exactly where your budget is going. No surprise variations mid-build unless you change the scope yourself. Plain talk, no fine print games.
What suburbs do you service?
We work right across Sydney's Eastern Suburbs, North Shore and Northern Beaches — Bondi, Vaucluse, Bellevue Hill, Double Bay, Rose Bay, Mosman, Manly and everywhere in between. Local builder, local trades. We know the councils, the heritage overlays, and the streets we work on. If you're not sure whether we cover your suburb, give us a call.
How long does a typical home renovation take?
Depends on the scope. A kitchen or bathroom usually runs 5–10 weeks. Ground-floor extensions and second storey additions sit at 6–9 months. Full home transformations are 9–18 months from contract to handover. Council approvals add 3–6 months on the front end. We commit to a finish date at contract signing and hold to it.
Are you licensed and insured?
Yes — Class 2 Builder's Licence, full public liability, workers compensation, and home warranty insurance on every project. Documentation available on request. We're members of the HIA and MBA and we work to current Australian Standards on every job. Everything above board, no shortcuts.
