Are you a licensed builder in NSW?
Yes. Joe Sammak holds a NSW Class 2 Builder's Licence — the highest class of residential building licence in New South Wales. This allows us to undertake complex structural renovations, second storey additions and multi-unit projects. Licence details are available on request and can be verified through the NSW Fair Trading licence register.
Do you offer fixed-price contracts?
Yes. Every project starts with a detailed fixed-price contract that itemises all labour, materials, and inclusions. We do not charge variations unless the scope of work changes at your request. What we quote is what you pay — no hidden costs, no surprises at handover.
What areas of Sydney do you service?
We primarily service Sydney's Eastern Suburbs (Vaucluse, Double Bay, Bellevue Hill, Woollahra, Rose Bay, Paddington), Northern Beaches (Manly, Freshwater, Newport, Avalon, Dee Why) and North Shore (Mosman, Cremorne, Neutral Bay, Pymble, Chatswood). How long does a renovation typically take?
Timelines vary depending on scope. A kitchen or bathroom renovation typically takes 4–8 weeks. A full home renovation or extension can range from 3–6 months. We provide a realistic, detailed project schedule before any work begins — and we stick to it. Our clients receive weekly progress updates throughout the build.
Is your work covered by warranty?
Yes. All structural work is covered by a 10-year structural warranty in line with NSW building regulations. Non-structural work is covered by a 2-year defects warranty. We also carry home warranty insurance on all projects over $20,000 as required by NSW Fair Trading — giving you full protection.
Do you handle council approvals and DA applications?
Yes. We manage the full approvals process including Development Applications (DA), Complying Development Certificates (CDC), and council liaison on your behalf. Our team has extensive experience navigating Sydney's various council requirements, including heritage overlays in areas like Woollahra, Mosman and Paddington.
